The word is out – Sarasota is an inviting paradise where warm weather, pristine beaches and a wealth of cultural attractions provide residents some of finest waterfront living in the United States. And as a result, Sarasota new home construction is booming. More than 56,000 new homes were built in the Sarasota-Longboat Key-Siesta Key area during the last five years.

Buying a Sarasota New Home
Much of the new home construction in Sarasota comes in the form of single-family homes. As many as 42,000 single-family residences have been built in Sarasota since 2000 at an average cost of $275,000. Many of these homes were built as part of planned communities where residents enjoy resort-like amenities, such as private boating docks, swimming pools, golf courses, fitness centers and 24-hour security.

Prices for new homes in Sarasota vary widely. Homes near one of Sarasota’s many golf courses usually cost between $700,000 and $900,000. New homes east of Interstate 75 can sometimes be purchased for less. A three-bedroom, three-bath Sarasota new home on Grazeland Drive recently went on the market for $620,000.

Buying a Longboat Key New Home
The area’s reputation as an exclusive island paradise has helped keep the number of Longboat Key new home constructions relatively low. Less than 100 new homes were built in Longboat Key during the last three years. But demand for Longboat Key new home construction continues to be high, pushing the average home price to more than $790,000.

Buying a Siesta Key New Home
Siesta Key is known for having one of the most beautiful beaches in the world. Comprised of finely-ground quartz, the sands of Siesta Key remain soft and cool to the touch even on the hottest days. And not surprisingly, much of the Siesta Key new home construction comes as the result of people wanting to live near this remarkable beach.

Prices for Siesta Key new homes along the beach range from $3 million to $5 million, depending on size and features. A 4,000 square-foot, four-bedroom, four-bath home just a block off the beach can be yours for $3.75 million. There are also several condominium buildings under construction in Siesta Key. Prices for condominiums range from $750,000 to more than $1 million, depending on their proximity to the beach.
