As I stood next to this sweet manatee at the southern tip of Lido Beach to record this quarterly update (we’ve included it for you in this video!) — I was reminded how Sarasota continues to evolve as both a sanctuary for long-term living and a magnet for investment.

The summer of 2025 is proving to be a pivotal moment. Its not just the clear waters and sugar-sand beaches drawing people here—it’s the convergence of investment, infrastructure, and opportunity that makes Sarasota unlike anywhere else in Florida.

An Environment of Confidence and Commitment

Locals are reinvesting in their real estate portfolios. Philanthropists are funneling hundreds of millions into public and private amenities that enhance our quality of life. Newcomers are arriving not just to visit—but to stay. And our city leaders are responding with contemporary, resilient infrastructure designed to support the region’s growth and sustainability.

Q2 2025: A Market Poised for Strategic Buyers

Let’s look at the numbers from the second quarter of 2025 (April 1 – June 30):

  • Sales volume is down 4.8% compared to Q2 2024
  • Median prices have decreased by 11%
  • Luxury property sales (defined as $1M+) are down 23% year over year

For a savvy investor, these numbers don’t signal weakness—they signal opportunity. We’re experiencing one of the most favorable buyer environments in years, thanks to increased inventory and softened pricing.

But this window is temporary.

By early 2026, I believe this moment will pass. Why? Because Florida continues to offer structural advantages—including strong bankruptcy protections and favorable tax treatment for residents—which underpin long-term price stability and growth. And Sarasota, in particular, remains a standout for quality of life, arts and culture, and coastal resilience.

What’s Fueling Demand: Five-Star Residences & Global Appeal

Luxury hospitality is playing a major role in Sarasota’s draw. The St. Regis Resort and Residences on Longboat Key is celebrating its one-year anniversary this August. Its debut brought new energy—and new faces—to the area. Many visitors are converting their experience into ownership.

And that’s just the beginning.

  • In 2026, the Rosewood Residences Lido Key will open, bringing another world-class five-star option to our shores.
  • We’re also preparing for groundbreaking on the sixth Ritz-Carlton in our area and a Waldorf Astoria Residences—each a significant marker of investor confidence and luxury demand.

Ultra-Luxury Momentum

Just this past week, a family who had never been to Sarasota before decided—after only four days—to substantially increase their real estate investment based on the strength of what they saw and felt here. They purchased at 1000 Boulevard of the Arts, a premier waterfront development in The Quay, directly overlooking The Bay Park—offering an unmatched blend of artful architecture, walkability, and Sarasota’s most breathtaking water views.

They’re not alone.

In recent months, 34 ultra-luxury properties—listed at $3 million and up—have sold, including one offered at $35 million. That kind of validation only occurs in markets with global appeal, deep value, and long-term potential.
