There is a lot that happens in plain sight here in Sarasota. However, if you’re a part-timer, seasonal resident, or like to travel during the summer, you might have missed significant changes to our skyline.
Let’s get caught up on a segment I like to call “While You Were Away.”
The Sandcastle’s Next Chapter
After 72 years, the iconic Helmsley Sandcastle Hotel has been demolished to make way for the new 304-room Opal-owned Sandcastle Resort at Lido Beach.
In 2027, this property will open. I still remember competing in sandcastle competitions on their 600-foot beach when I was a child growing up in Sarasota.
Downtown Progress: The Edge
The Edge in downtown Sarasota, on Fruitville and Cocoanut, has come way out of the ground and is now a bit over the sidewalk. There will be 27 residences on six residential floors.
Golden Gate Point: The Owen
Over on Golden Gate Point, The Owen is on target for delivery in Spring 2026.
The Quay Sarasota: Ritz-Carlton Residences and One Park
In the Quay, the Ritz-Carlton Residences Sarasota Bay and One Park have made significant progress.
The Ritz tower is more than halfway built, and One Park, with its New York-style offering, is closer to 25% of the floors completed.
Lido Beach: Rosewood Residences
And finally, the Rosewood Residences on Lido Beach will be a community of 65 residences. They’ll be welcoming their new residents in about six months — in the spring of 2026.
Full-sized trees have already been planted on the amenity level.
The Takeaway
Sarasota’s next era is about more than luxury — it’s about livability, vision, and evolution.
Whether it’s the reimagined Sandcastle Resort, the modern energy of One Park, or the timeless beauty of Rosewood Residences, these projects are shaping a skyline — and a lifestyle — that continues to rise above expectations.
